  This was our 3rd vacation rental at PML and this one was fantastic! The home is updated with a granite kitchen and upscale appliances. The home is very roomy with a great layout--better than our house at home! The two Master Suites make having two couples in the house easy without being in eachother's space. The bathrooms (4 of them!) are huge! It's great to have a separate living room, family room, dining room and breakfast nook. The furniture in most cases is comfortable and clean. We had trouble with one bed that was fixed immediately after I called Custom Rentals. We opted for the linen service which worked well. The deck was great with a nice BBQ and hot tub (didn't use it because we were too busy). The house is walking distance to Dunn Ct beach and a quick drive to the main marina and main entrance. Our only ideas for improvent would be to stock the kitchen more with cooking utensils/supplies (couldn't find a cookie sheet & measuring spoons), some spices, more detergent for the dishwasher and washer, and to have the WiFi working as well as cable tv. We need to bring our work with us and not having WiFi was a major issue for us. Didn't care about the TV (again, too busy!). We will be staying here again :)

  The house was very clean and spacious, as well as the deck. Nice feature with connected gas line for the grill. One minus, jacuzzi did not seem to be working. (that's why 4 starts for property general condition)

  Had a wonderful time during our 1 week stay at the house. The place was plenty spacious for 8 people to share. Nicely furnished, although artwork was questionable (just teasing). Rental staff was very accommodating. Groveland is a cozy little town with small town charm & good restaurants. Wish it was closer than than the 1 hour drive to Yosemite. Would definitely return again.

  It's a very spacious house. We had 4 adults and 2 kids, and there was room for everyone; we never felt crammed. I put 4 for cleanliness because of the spots on the carpet, otherwise it was very clean. The beds in the twin bedrooms were not very comfortable, but the masterbedrooms were very big, sunny, and nice.

  This was the perfect home for our family vacation. It was clean and large. It was close to the swim beach -- which we used almost daily. The only thing missing is that the house didn't have all the cooking equipment we needed and not enough toilet paper or paper towels. A few things were a little old or too "used" looking or broken -- but overall it was great.

• We loved this place! It was incredibly spacious (4 bedrooms and 4 bathrooms!) clean and nicely furnished! The A/C, tv/vcr outside grill and kitchen appliances all worked very well.

  It would be nice if the outside garbage can and the breaker box were both accessible (they had to send someone from the realty office to help us)...also would be nice to include instructions for the microwave oven...good thing one of our gals had one at home exactly like it cuz we would not have figured it out! :D One more thing, the queen bed in the back bedroom (the one at the very back)-- not too comfy! But the other queen bed was REALLY comfortable.

  No soap in the showers, would have brought some if we'd known. Bannister railing on the top half of stairs loose. Kitchen had limited supplies. Broken chair in the dining room. Great deck to watch the deer. Great location. Nice big rooms. Comfortable furniture downstairs.

  there were a few minor but inconvenient things about the property which I have told the realtor about. the rug was pretty dirty and my husband spot cleaned it so we wouldn't lose our deposit! :-)
